Terms of Service
These terms are the rules for using RoomRentKTM. They describe the site as it is built, and what it does and does not do.
What this site is
RoomRentKTM is a listing site for rooms, flats, and apartments for rent in Kathmandu. It lets one person post a listing and another post a room request, and shows both on a map.
The site does not take rent, hold a deposit, take a booking, or become a party to a rental agreement. There is no payment step anywhere in the product. A rental happens directly between the person who posts a listing and the person who reads it.
Listings and requests are supplied by the people who post them. The site does not verify that a poster owns the property, and it does not visit, inspect, or photograph it.
Who can use it
You need an account to:
- post a listing
- post a room request
- upload photos
- rate a listing
- see a listing's phone number
Browsing the map, reading listings, and reading room requests do not require an account.
Use one account, for your own postings and your own ratings.
Rules for posting
If you post a listing or a room request, you agree to all of these:
- Post only a place you have the right to rent out. The site does not check ownership of the property, so that responsibility is yours.
- Put your own phone number in a listing. Do not put someone else's.
- Do not put another person's name, phone number, or address in a room request unless they have asked you to.
- Do not upload photographs of a place or a person you have no right to use.
- Do not post a listing more than once, and do not post a place that is already listed by its owner.
- Keep the rent, the description, and the availability in your listing accurate. Update it, or delete it, when the place is no longer available.
- Use the chat panel and the notes field for rental enquiries. Do not use them to send advertising, or to send the same message to many people.
- Do not attempt to reach the site without an account, or to read data that a page has not offered you.
If content breaks these rules
- A listing is in one of three states: active, hidden, or deleted.
- A room request is open, matched, closed, or deleted.
- You can delete your own listing or room request at any time, from your dashboard.
- An administrator can hide or delete a listing or a room request.
- There is no warning system and no record of warnings in the product. Removal can happen without one.
Location
- By default, a listing's exact coordinates are published and shown as a pin on the map.
- A listing owner can choose to hide the exact location. When they do, the site removes the coordinates from what it publishes and shows the area name instead of the street address.
- Hiding is the owner's choice. The site does not hide a location for you and does not check an address against anything.
- Room requests are different, and the difference is deliberate. The coordinates and the specific address in a room request are published to everyone who loads the page, signed in or not.
Before you fill in a room request, read the Privacy Policy, which sets out exactly who can see a request.
Contact details
- A listing's phone number is not published. It is fetched by a request that requires you to be signed in, and it is shown only then.
- A room request's phone number is masked for signed-out visitors, with every digit except the last four replaced. Signed-in visitors receive the full number.
- By posting, you agree that your name, phone number, notes, budget, and location will be visible to other people using the site in this way.
- You agree not to post contact details that belong to someone else.
Ratings
- Rating requires an account.
- A rating is a number from 1 to 5, recorded against your account. You cannot rate a listing you posted yourself.
- Rating again replaces your earlier rating, so a listing carries one rating per account.
- The average score and the number of ratings are shown publicly on the listing. Who gave them is not shown.
- There is no way to withdraw a rating through the product. You can only replace it with a new one.
Photos
Photos you upload are stored by an external image hosting provider and displayed as part of your listing. Upload only photos you have the right to use, and do not upload photographs of a place's interior, its residents, or its neighbours without their permission.
Photos stay with the hosting provider after you delete a listing.
Availability of listings
A listing can be withdrawn by its owner or deleted by an administrator at any time, and listings created as seed data carry an expiry date and are removed once it passes.
Treat what you find on the site as a lead to follow up, not as a confirmed booking. Nothing on a listing reserves a place, and nothing on the site is a commitment by anyone to let a property.
Third-party services
These parts of the site are run by other providers, not by this site:
- Accounts: sign-in and sign-up are handled by Firebase Authentication.
- Photos: stored by Cloudinary.
- Page views: counted with Vercel Web Analytics.
- Chat: what you type in the chat panel is sent to a separate service whose address is set in the site's configuration, along with your authentication token if you are signed in.
Using the site means using these services. The site does not set them out in full here; the privacy policy describes what the site itself sends to each one.
Changes to these terms
These terms may change as the site changes. The version on this page is the one that applies to your use of the site, and the version on this page is the version the site operates under.
Contact
This site does not publish a contact address. What you can do from the product:
- To remove something you posted, use the controls on your dashboard.
- To reach the person behind a specific listing, use the phone number shown on that listing while signed in.
